Roof cost guide · Yorkshire

How much does a roof cost?

Fair question — and one we hear every day. These are typical UK guide figures to help you budget before you speak to anyone. Every roof is different, so your own price comes from a free, no-obligation quotation — call 07908 948147 any time, day or night.

Roof repair costs

Most repairs are smaller than people fear. A few slipped tiles caught early can cost less than a family takeaway — left alone, they let water rot the timbers and the bill grows.

Replacing slipped or cracked tiles

£80 – £250

A few tiles or slates re-fixed with matching materials.

Re-bedding ridge or hip tiles

£250 – £500

Loose ridge tiles stripped back and re-mortared.

Tracing and fixing a leak

£150 – £600

Finding where water is getting in and repairing the cause.

Repointing flashing or a chimney

£300 – £900

Failed mortar and lead flashing renewed where the stack meets the roof.

Larger repairs — valleys, roof sections

£500 – £1,500+

Renewing worn valleys or rebuilding a damaged section of roof.

New roof and re-roof costs

A full re-roof means stripping the old covering back, checking and repairing the timbers, then fitting new membrane, battens and tiles or slates. Typical guide prices for a straightforward roof:

  • Mid-terrace house£6,000 – £10,000
  • Semi-detached house£7,500 – £13,000
  • Detached house or larger£12,000 – £20,000+

Slate and clay tile sit at the top of each range; concrete tile at the bottom. Steep roofs, chimneys, valleys and tricky access push prices up.

Flat roof replacement costs

Flat roofs on garages, extensions and dormers are priced by size and system. Patching an old felt roof year after year usually costs more in the end than replacing it once with a modern system.

  • Per square metre, by systemFelt £40 – £70 · EPDM £60 – £100 · GRP £80 – £130
  • Typical single garage roof£1,200 – £2,500
  • Typical extension or dormer roof£2,000 – £5,000

What changes the price?

  • Access and scaffolding — how easily we can reach the roof
  • Material choice — natural slate costs more than concrete tile
  • The state of the timbers and membrane underneath
  • Chimneys, valleys, hips and dormers that need extra care
  • Size and pitch of the roof
  • Removing and disposing of the old covering
